The Evolution: From Patio to Two-Story Sanctuary
What began as a simple covered patio shifted into a dual-level entertainment hub. We proposed adding a large sliding glass door from the second-floor master bedroom to create a private balcony with panoramic views of the lake and the ninth green.
To address concerns about stray golf balls, we performed a live demonstration. A Regal glass panel was placed twenty yards from the tee box and struck by golfers; the tempered glass remained flawless, proving its resilience for this golf community setting.
Project Highlights: Structural Mastery
1. High-Span Steel Framework
We utilized New Castle Steel Framing to achieve a sixteen-foot span between supports. This eliminates excessive vertical posts, maintaining an open, unobstructed lower living area and leaving room for a future roof addition.
2. Premium Decking Surface
We selected Deckorators Voyage (Sedona) for the surface. This mineral-based composite offers superior traction and remains stable through Missouri’s temperature swings. The boards are secured with Camo edge fasteners for a clean, fastener-free finish.
3. Dry-Zone Lower Living
A ZipUp ceiling system redirects water away from the lower patio, keeping the area dry.
The finished ceiling includes recessed lighting, custom fan mounts, and stone accents on the support columns, complementing the decking above.
4. Panoramic Glass Railings
The Regal framed glass railing system removes the visual obstruction of traditional balusters. This provides clear views of the green and the lake from both the main deck and the private master balcony.
